This home is simple compact and packs a punch. Located on a 329sqm block in Harrison. The site is three sided corner block with north towards the only adjoining property. Anticipating future development the home was pulled away from the northern boundary to allow for a generous northern courtyard, solar gain to all the living and sleeping areas and privacy from the adjoining neighbours. Lease and development conditions prescribed fencing and the location of the garage and site setbacks. A variation to the conditions was sort to ensure the bedrooms received substantial northern light and outlook which resulted in reducing the southern setback to 3m. This home comprises 84sqm downstairs and 75sqm upstairs and an adjoining carport of 37sqm, in total 196sqm. The concept of the home was simple splitting the living downstairs and sleeping upstairs with the utility areas forming a node of activity connecting the two zones. A number of sustainable strategies and technologies were used in this home design, they are; • Efficient planning and use of space to reduce material consumption • Simple construction and detailing to reduce cost • Northern glazing for solar gain and outlook • Placement of windows to promote cross ventilation • Timber
 
 

windows with double glazing to the south for insulation • Fluorescent and led lighting throughout to reduce energy consumption • Natural biodegradable carpet to reduce toxic waste • Low maintenance, low embodied energy floor finish, polished concrete “by owner” • Wall and floor tiles which are easy clean, anti bacterial, deodorise and produce oxygen by photo catalysis. • 2000ltr rainwater tank for garden irrigation • A small 25m2 grass lawn irrigated by the laundry grey water • Zoned living, utility and sleeping areas • Ceiling fans in bedrooms for cooling • Gas fireplace for heating • Cellular window coverings for added insulation The clients are extremely pleased with their new home and intend on staying their and to raise their family. They have noticed that the community is active and engaged. The local parks are used by families and they wait with anticipation to see what cafe's may spring up around them. There is a lot of controversy surrounding new estates and sustainable development however perhaps the strongest sustainable element of this residence is that the owners have chosen to build a small home on a small block. This home I believe is a benchmark of quality and sustainability for homes in new estates across Canberra.
